Part VIII - Lios na Rí, Cootehill
Notice under Planning & Development Regulations 2001 – 2021 Article 81 – Part VIII
Notice is hereby given that Cavan County Council proposes to carry out the following development:
Planning Permission is sought for development of:
- (i) The completion of external works to 13 No. substantially completed units.
- (ii) Alterations to the site layout and revisions to the site boundary, road and footpath layout, and layout of open space.
- (iii) The construction of 31 No. new proposed units comprising of 2 No. 4 Bed two-story Semi-Detached Units, 12 No. 2 Bed two-story S/D Units, 3 No. blocks of 3 x 2 Bed two-story Townhouses, 2 No. 2 Bed single-story Universal Design Accessible S/D Units and 1 No. block of 6 x 1 Bed Apartments.
- (iv) Alterations to public road adjacent to site and upgrade of wastewater pumping station.
- (v) Completion of site services and all associated site works at Lios na Rí, Munnilly, Cootehill in accordance with the plans submitted with the application.
- (vi) The development will consolidate the site as a 44 No. unit housing development. (The development is partially constructed and pertains to previous grants of permission Planning Reg. No. 05/696 & No. 1876).
An Appropriate Assessment Screening Report and Environmental Impact Assessment Screening Report of the proposed development has been completed and is available for inspection with this application.
Plans and particulars of the proposed development are available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy at Cootehill Municipal District Office and the Customer Service Desk, Johnston Library, Farnham Street, Cavan, during normal working hours up until 24th July 2025.

Submissions or observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the development will be situated may be made in writing and must reach the Housing Construction Section, Courthouse, Cavan, before 4 p.m. 7th August 2025.
In accordance with the requirements of the European Union (Planning and Development) (Environmental Impact Assessment) Regulations 2018 (S.I. No. 296 of 2018), the Planning Authority has concluded that the proposed development does not require an Environmental Impact Assessment and will not be likely to have a significant effect on the environment. Any person may, within 4 weeks from the date of this notice, apply to An Bord Pleanála for a screening determination as to whether the development would be likely to have significant effects on the environment.
